If you are used to simply taking portrait photos as if on an assembly line - one after the other, then you will be positively surprised by how much your photos will improve if you start doing this.
So what is this key? It's building a connection and gaining rapport with your model.
As a photographer it's crucial for you to know how to handle your equipment, how to set the apertures, how to light the subject and all of that.
But so aren't the people that you're taking photos of also important? What's more important, your hand or your leg? I guess both are necessary.
The same thing in portrait photography - as much as you know the technical side, you have to feel comfortable in working with people.

If you want to drive lots of new customers to your studio, start learning what you can about communication, getting rapport with someone, and so on.
The best portraits come out due to a great connection between you, the photographer, and the subject.
This is because if you make them feel open and relaxed, they will do that and they will feel a lot more comfortable in front of a camera.
I read somewhere that there used to a female photographer (by the way, I don't think this is a coincidence) who got to know her clients and their lives more closely than even their closest friends.
This is because she was genuinely interested in them as persons, and the results sure did follow - lots of customers paying her money to get their photo taken.
So consider this when you're directing yourself in the course of becoming a better portrait photographer.
Amongst many other things of course, but sure as a big priority - learn how to make your clients feel comfortable and open towards you.
