    • 1). Gather all information regarding the land. This should include any streets, both paper and real, leading to the property, all property line assessments and encumbrances. Also, gather information regarding sewer lines, wells and water sources. Prospective buyers will want to know where and how far they will need to drill.

    • 2). Compile information regarding the area. This should include more than just comparative prices in the area. Look for development information that you can include. If your land is adjacent to a new shopping center or retirement community development, this may increase its market value.

    • 3). Have a survey done and mark the property lines. This shows prospective buyers exactly what they are getting.

    • 4). Develop an exit strategy that will entice buyers. Offering to finance the buyer opens the door to people who may otherwise not be able to put together the financing for the land.

    • 5). Talk to surrounding land owners, ranchers or farmers if there are any near your Arizona land. They may be interested in expanding their property and be willing to take yours, saving you broker fees and listing time.

    • 6). Keep the property clean and clear of all debris and overgrown vegetation. Just as a house has curb appeal, this makes a property seem more enticing because of the reduced work required by the buyer to clear the land.

    • 7). List the property with its major selling points on the many websites devoted to selling land. Sites such as landflip.com, AZlandsales.com and LandandFarm.com cater to raw land sales. You can also put listings in newspapers and open an MLS listing with a real estate agent in the area to get as much exposure as possible.
