Selling a condo does have its own challenges, however. Although you normally don't have to worry about how the grounds and exterior of the condo looks, that means that there is more emphasis put on the interior of the condo. There are some things that you can't change about the interior, such as the view. Either you have an amazing view or you don't. You also can't change the size of your condo.
You can, however, make a small condo look larger. Start by clearing out any unnecessary furniture and removing clutter. It doesn't take much to make a small space look crowded. Paint walls a light, neutral color to make rooms look larger. Take down any dark colored curtains, and put up something that will let a lot of natural sunlight in. Large windows can also make a room look bigger, so if you have them, use them.
Make sure each room, even if you have been using them as a multi-function area, has one defined purpose. If that means taking your office out of your bedroom, or clearing the storage items out of a spare room, take the time to get it taken care of. Every room needs to have a purpose. Potential buyers want to see how they might be able to use the condo as their own.
Los Angeles has new condos being built all the time. To compete with newer condos, you need to make sure that your home has modern appliances and fixtures. If you won't be able to upgrade, at least make sure the appliances available are clean and in working order. Just realize that you won't be able to ask as much for your condo as you would have been able to with newer features.
Have a copy of any owner's agreements available for potential buyers to look through during open houses, or at least have a bulleted list of any main restrictions or responsibilities. Be sure to also highlight any outstanding community features that may entice someone to buy.
Before listing your home, even if you are working with a Realtor, do a little research to see what other condos are selling for in your area. Base your initial asking price on the price of similar condos. Set a price that is fair, but be willing to negotiate as well.
