Buying A Home - Are You Ready To Live With These Condo Rules?
Many homebuyers who purchased property with a homeowner's association were shocked to discover how strict the rules were. Here are some of the rules you could be subjected to:
-The homeowner association has to approve any exterior design alterations or painting done by the homeowner.
-Repairing your vehicle in the driveway is prohibited by the association.
-Regulations prevent the placement of a storage shed in the backyard.
-Setting up of hanging laundry lines, television antennas, satellite dishes, or basketball hoops aren't allowed.
While certain association rules are designed to provide a neutral atmosphere for all residents, not all residents feel as passionate about some of the rules. For example, while children must be allowed in all developments, except for senior developments, some residents may not welcome children as equally. It may take some effort on your part to become involved in the association in developing a more child friendly atmosphere.
Here are some additional association guidelines you may be forced to follow:
-Pets are restricted to one per unit. The homeowner can't own a pet weighing over 15 pounds.
-Pets considered noise or uncontrolled by the board must be disposed of within three days warning.
-Bicycles are only permitted in marked areas. They can't be left on common grounds, in hallways, or stored on the outside patio or balconies.
-Personal conduct and clothing in the common grounds must meet association guidelines.
-Signs will not be displayed anywhere on the property.
-The installation of drapes or curtains in the unit must adhere to association regulations of having a white liner you can see from the outside of the unit.
-Property owners aren't permitted to entertain more than 10 people in a unit of any single time.
-If a property owner wants to relocate and lease or rent their unit out, prior approval by the board is required according to association guidelines. The board can reject any new homebuyer in the association for any legal reason it decides is appropriate.
Living under the watchful eye of an oppressive association can make your life stressful. Check all association rules in advance before you make your final decision to buy into a particular development.
